i have a house in moreno valley i would like to rent it but don't know how to approch rent pitch. any ideas,?

Dezi, First of all, you have to establish a reasonable amount of rental income you can obtain for your property. If you go to: http://www.Rentometer.com, you will see it is a national website with statistics on recent rent amounts being charged based by zip code. Then you can advertise your rental property. Many people simply post their rental properties to Craigs List with a description and pictures. Another good site is http://www.rentals.com, (they charge a fee, and have a couple of ways to obtain exposure for your rental property).


Also, always do a credit check on your potential tenants. There are many on-line sources where you can pay a small fee to have your tenants credit checked. One that seems to have a lot of information and even a frequently asked question section is http://www.e-rentet.com .

Make sure you keep track of any and all expenses associated with your rental property, including the credit check, changing of keys, yard maintenance, mortgage payment, and anything else spent on the rental property. Consult with your accountant regarding using these expenses as a deduction from the rental income you will get for your rental property.
