I've been living in Kendall myself for many years, and can tell you that the average for a 3/2 house is from about $1500-1900 depending on what part of Kendall you want to move to. Allow me to elaborate: East Kendall (East of SW 117AV/Turnpike towards Baptist Hospital on Kendall DR is higher priced than West Kendall (West of 117AV/Turnpike towards Krome 177 AV mainly due to the proximity to expressways. However there are lots of newer communities in West Kendall. It also depends a lot in the house condition such as: remodeled, renovated, etc. Please click on link below and you'll see more or less what's available up to $ 1800 right now. Traffic is an issue in Kendall, so you might want to factor that into your decision.
