Is there a demand for 3 bedroom rentals?

I plan on buying a 6 bedroom duplex. Once I move out I will want to rent both sides out. Is there a decent demand though since that's a family size and most people buy in this case (I think).

My personal opinion would be that yes, there is a decent demand for 3 bedroom rentals. If you want a more definitive answer, I would say to call one of the brokerages in town and ask for their property managment department. They would have a better idea of the demand for a 3 bedroom over say a 2 bedroom.
Now is a good time to be thinking about buying as prices as well as interest rates are low. I would have your Realtor take a look at what is available as I know of at least one pre-foreclosure 6 bedroom duplex on the market at this time.

Military! (keep in mind I may get in trouble for saying any of this since im not "in that market" but its a good theory)

Anywhere that there is a large military base usually has good potential for rentals. A lot of people do not want to live on base, yet don't want to purchase since they will usually PCS in 2-4 years anyways. :)
