in August. Aoon as I found a new apartment, I will move in.

I will sign the lease of a current APT for another year. But I am worried about I pay the penalty.

Owner said if we move out before a contract ends, he won't charge anything as a penalty.

Question 1: How much is the penalty to pay if we move out before the contract day.
Question 2: Should I write down any attachment when I renew contract.
Question 3: What can I do if the owner doesn't want to accept a contract with attachment.

Thank you, Fred.

But last time I talked to owner, he didn't want to sign a contract with any attachment(my request). What should I do?

Get it in WRITING. Verbal promises mean nothing.

For example, what if that owner leaves or sells or goes away,
and the New Owner says, "You have a written One Year Lease".

As far as the Penalty, read the Lease.
