Hello, my name is Kenny Everson and I've been managing residential investment property in Gwinnett county since 1996. I would be happy to answer any questions that you may have and I would love to come visit your property and give you some feedback.
There are several things to look for when looking for a qualified property manager.

First is experience. How long have they managed investment properties - not how long have they been selling houses. As I mentioned above, I have been managing residential investment properties for over 13 years.

Second is are they familiar with the area. This is very important. You need someone who knows the market, knows the clientelle, knows the local code, and is familiar with the legal process of that county. I have grown up in Gwinnett, I currently live in Gwinnett, and every property but one that I manage is located in Gwinnett, with the majority being located in Lawrenceville.

Next, can you reach your manager. Call a prospective property manager at 2pm on Sunday. Will they answer the phone or call you back in a reasonable amount of time. You'd be surprised at how difficult it can be to reach most property managers. Most prospective tenants work all week and only have time to house shop on the weekends. If you can't get in touch with a property manager, then how are your prospective tenants going to reach them? Furthermore, if they won't answer their phone, they certainly won't show the property. I have my personal cell phone number on all of my signs and business cards so that you can reach me at all reasonable hours of EVERY day.

Does your agent have a plan. I have a proven system that I use to get your property rented. My system advertises your property to the world so that we can get your property rented in the quickest time possible. My plan enables a prospective tenant to call me, and immediately be able to view the property and complete an application within minutes. I can then take that application and process it in a matter of minutes. Take the wait out of the process. I know agents that take a week to process the application. By then, the tenant has moved on to one of my houses where they can view it, apply for it, be approved for it, and sign the lease the same day.

Ask for references. Make sure your agent can supply you with references. Do they have repeat customers? Will they be managing your property personally or will you be just another house handled by a committee of uninterested interns.

Repairs. How do they handle repairs to the property. Do they have their own contractors? Will they allow you to do the repairs to your own house? Do they charge extra for handling the repairs? When a tenant calls with a problem, I personally inspect the issue. At that point I will call the home owner and will go over the issue with them. If they would like me to handle it, I have one of my trusted contractors take care of the problem. This next part is VERY important. I provide the home owner with the contractor's receipt and that is what you pay. There is NEVER a markup for handling the repairs.
