All the previously provided answers are great & helpful hints, just be cautious Latoya that if you find someone willing to work with you in regard to finances, that their finances are in fact solid. Sometimes if the deal seems too good to be true, it could possibly mean the owner is in financial distress and in the process of losing the property. The last thing you want to happen is to get in a place to only learn shortly afterward that the place you just rented is headed to foreclosure! Ask the seller/landlord/property manager for proof of up-to-date payments on the property and search the owner's name in the orange county clerk of the circuit court records under foreclosures. The search is free and a matter of public record. I also agree with Ron, be "honest" & upfront with your ability and set expectations day one. Maybe offer incentives to owner that you will accept the property in "AS IS" condition, as far as you take care of the initial cleaning or maybe barter a service that you can offer. Also, consider posting your own, free ad on Orlando.craigslist.org advising exactly what you are seeking and how much you can offer. You may get lucky with responses, but always take someone with you when looking at places. Lastly, NEVER send anyone money or provide credit card #'s over the phone. There are A LOT of scammers out there, that will advertise & offer you a $1000 a month place out there for $500 and say they are out of the country for various reasons (family emergency, deployment, job transfer) and tell you no deposit or minimal deposit required. They generally ask you to send money to a P.O. BOX. On all endeavors, please be cautious, aware and use good judgment & common sense. Don't be afraid to ask questions and verify answers. You might drive around the neighborhoods that you want to live in, looking for FOR RENT signs.
Stop and talk to anyone around or call the phone number.
Set up an appointment and be open and honest with them.
