A lease option can be a great way to secure a pre-determined purchase price on a property. Be sure that you have an attorney review the contract to ensure that it is enforceable, though. Paying extra for an unenforeable lease option would not make good financial sense.

On some properties of course. Why not buy now. We offer half percent down payment purchase loan with a minimum 580 fico score.

Yes there are such deals around. However, I do not like to put my clients into these deals. I feel that you are better off paying a lower rent, living in the house awhile and banking the difference yourself. Then in two years you are in control of your money. In this market we cannot always depend on the owners to even be there in two years. They may foreclose, you may decide after living there you dont' want it or suffer a hardship of your own and not be able to go thru with the purchase. Evaulate your reasons for not purchasing now. If you have not choices than rent for the period of time it will take to purchase on your own. I will be glad to assist you with your options.
