We are moving from Utah to Littleton. Where are the best schools and neighborhoods?

We would like to rent a 4bd home and probably buy a home in a year or two. We have 4 kids and are looking to move to a safe neighborhood. Also looking for the best public schools/charter school.

This Question was asked last year in 2012, but I am asked this question on a daily basis by buyers looking for homes in our beauiful State.

Cherry Creek and Littleton Public Schools are ranked high as two of the best school districts in Colorado.

5280 Magazine just listed the Dean's list of Top 20 High Schools in the Front Range in September 2013 issue of Denver's 5280 local magazine!

We have been thrilled with Littleton Public Schools (LPS) ! My 13 year old son, attended Wilder Elemtary, and is now in Goddard Middle School 8th grade. Cherry Creek schools have the highest overall rating, and they are located in the eastern Denver suburbs. Cost of living tends to be lower in that part of the city as well. Otherwise, Littleton schools are superb as well.

My wife and I made that move in Jan of 2012 from Provo to Littleton. I recommend 3 neighborhoods in Littleton that have the best amenities. Grant Ranch, Governors Ranch, and the Ken Caryl Valley. Blue Heron in Grant Ranch is an outstanding elementary school. I also really like Ben Franklin Academy, which is where my kids go in Highlands Ranch which is only 12 min away from Grant Ranch. Nearby Highlands Ranch is in Douglas county. NO teachers unions and true school choice. Teachers are paid on performance. 3 of the top high schools are there.

I have been a more than full time real estate broker for over 37 years. I have 4 children who are all graduated from college. . I had been a 10 year experienced real estate broker in Tulsa, OK when we moved to Denver 27 years ago. I have always been a huge school volunteer parent and schools are so important to me. We chose Littleton Public Schools. . .It ranks very high nationally. Cherry Creek and Douglas County Schools are also very good. You can do many different searches and pick a mile radius search from any city.
Just remember on this site 100 means the best. So Littleton has a 99 out of 100 which is excellent.

There are few schools in the Littleton area that are not excellent. Jefferson County schools are consistently rated high. I loved growing up in Littleton and I graduated from Littleton High School.

In terms of safety, consult the web sites for the local police departments. Of course, they track activity. Highlands Ranch was recently declared the safest place in the state, ahead of Longmont, CO (where I live).

It is conveniently located near Santa Fe and Mineral, it's walk to Light Rail (excellent public transportation, 20 minutes to down town on a $3 train fare) and to Aspen Grove, shopping and restaurants. Close to a Newer Safeway and good grocery shopping, parks trails, Littleton Hospital. We are zoned for Littleton Public Schools, Wilder Elementary and Heritage High School, top quality and highly desirable, please do your own due diligence on TopSchools.net Littleton Academy is also 5 minutes away.

The SouthPark community is located immediately south of Mineral Avenue and just east of Santa Fe Drive in Littleton, Colorado. SouthPark is divided into two separate associations: SouthPark 1 and SouthPark 2. SouthPark 1 consists of 270 single-family homes and 135 townhomes, an outdoor Olympic-sized swimming pool, two tennis courts, a beautiful clubhouse, a traditioned swim team, and ample open space and walking trails. SouthPark 2 has over 800 townhomes, their own clubhouse, pool and tennis courts. Built in the early 1980's, this Writer-built neighborhood is known for its colorful homes, abundance of trees, and friendly people.

The light rail to downtown Denver is within a few minutes walk. Other nearby amenities include the Aspen Grove's Mall, South Platte Park and Carson Nature Center, Chatfield Reservoir, Writers Vista Park, and historic Main Street in Littleton.

As for the best neighborhoods, that depends on what you are looking for. Do you want privacy, to be close to playgrounds, rec centers, shopping, the highway, do you want newer homes or older ones? There are many personal preferences that go into determining what neighborhood would work well for you. Jefferson County and Cherry Creek School have been the top in the rating for many years. This you will also be able to look up on the internet.

As for the neighborhoods, we have so many nice and upcoming neighborhoods in the Littleton area its hard to pick any one out. This will depend on the type of home you are looking for and if you decide on the grade level for your kids school, we will be able to find you a very nice neighborhood in the area of your kids schools.

Legally we cannot talk about the "best" schools or neighborhoods. You will find many good resources on grading schools and neighborhoods. The rental market is very stiff right now, be ready to pounce when you find the right one. Some counties are at 4% vacany rates (some are 0). It depends on what you want to do and from your neighborhood. Here is a blog I wrote on "live, work, play" neighborhoods last year. http://activerain.com/blogsview/2202102/live-work-play-denve… Do some research and I am sure you will be overwhelmed with opinions but I encourage you to do your homework and drive the areas.

You might consider buying as it might be cheaper than renting: supply vs demand.

We moved my daughters family into one of our rentals where my grandkids attend Mark Twain Elem; Powell Middle; and Arapahoe High School. My research a few years ago showed me those were the best in the Littleton School District.

I will have a possible vacancy in one of my rentals with 4 bedrooms, finished basement, deck, hot tub, fenced back yard in an area between those 3 schools I mentioned in July. Rent is currently $1800 a month. I also let my tennants out of their lease when they are ready to buy if they use me as their buyers agent.

Since the key word "Littleton" can be confusing when doing computer searches, and the fact that there are actually 4 school districts within Littleton mailing addresses, you would be wise to get with someone that can search for you,

Littleton is a great city to live in, I moved my family from another local area and we love it here. A lot of parks and trails around the city and its a short drive (or light rail) to downtown.

I can only go from our personal experience with our family of 3 girls who went through the Littleton Public School system, K through high school. It was a fabulous experience and they were more than ready to college where they excelled and were hired full time before graduating from college. LPS is one of the smallest school systems in the metro Denver area with only 3 high schools. Therefore it is well manged. Please call if you have any questions. Ed 303-807-7688

Littleton is a great place to live, really not a lot of dangerous neighborhoods, and most of littleton sits in Jefferson County where the schools are great.

You can visit my website to search for homes, and use the lifestyle search to search based on school ratings and such.

Unfortunately we don't have a central system for rentals in Littleton, most people find rentals on craigslist.com, or in the classifieds from the denverpost.com. The rental market is very tight right now so if you find something good you'll need to jump on it. Rents are pretty high, usually costs a little more then buying the same home at todays rates.
