There is a rental property on Trulia that seems like it may be a scam. It seems to good to be true. Are these postings screened at all?

Trulia isn't screening the listings. A few warning signs this may be a scam:

- The unit can't be shown
- The owner is in Africa on Missionary work
- The price is far below normal market value
- There is a sale listing for the same property.

I am adding the address for the house I am questioning: 3413 W. Adobe Dam Road, Phoenix. If this is legit, I am extremely interested in this home!

The MLS shows that home as listed for sale by West USA Homes. Who is the agent or brokerage listing it for rent?

Call your Realtor. Screening properties is part of their job.

When you looking to lease or buy a home, it is always a good idea to go with a realtor. They can pull up all the information on the property and it is no cost to you. We as an agent are responsible to check every thing and we are on buyers side. Trulia or zillow does not have 100% correct information. I don't believe Trulia screens listings. I do know that they will action if a listing is reported by a consumer or a professional.

Always ask a lot of questions. If you don't like the answers, move on. There might be a good reason why the rent seems lower than it should be.

Also consider hiring a real estate agent. Most will help you find a place without charging you anything.

Hello Slcibik. As everyone else mentioned, this probably isn't a 'scam' as much as it's bad information provided to Trulia. They 'pull' listings from other third-party providers and they don't have the resources to double-check every listing that ends up on their site.

That home is currently listed for sale as a HUD home for $247,000 and it's been on the market for five days.

Have you thought about buying or at least contacting a lender to see if you can qualify? Now is a great time to buy with low interest rates and good prices.

I did an MLS search for ALL 'Active' rental single-family homes in ZIP 85027 (all price ranges). At this time, there are currently 26 properties listed for rent. Here's the MLS link to those 27 homes:

Trulia does not screen rental listings. This may be a scam. If it seems too good to be true it probably is. Best wishes, Tiffany
