Looking for a 3 bedroom apartment or house rental in Austin for under $1,300 .

Family of three likes to be outside biking, swimming, walking, farmers markets, Live music, art, will consider both house and apartment. Have three year old daughter. Will be working at Seton Medical center at 1201 west 38th St. Would like to keep commute time to under 1/2 hour.
Will consider 2 bedroom if location is better for us

30 minute or less commute? You are in business in Austin. I suggest SoCo, just south of downtown. Walking distance to restaurants, music, Zilker park and more.

Type in your desired zip code. For your price range, commute to 38th street, and your active lifestyle needs, I recommend 78757 zip code.

That should be very easy to find, depending on the details. What do you mean by "close" to these outdoor activities? How new vs. funky? Do you need washer/dryer, do you have pets or smokers?

There are at least 23 homes in Austin MLS right now that meet your basic requirements. Most are WAY under $1,300. Of course none will be around UT, Hyde Park, Tarry town, the neighborhoods I think you prefer near Seton, and none will back up to the Town Lake Trail; but most are a reasonable commute. Ask your Realtor to show you these:

The farthest one from Seton (number 1 on the list) is near Sunset Valley hike and bike path, Central Market (occasional live music) and farmers' market. It's only $995. About half of these have been for lease less than two weeks, so it may be you aren't getting there quick enough. Nice houses rent quickly. Your Realtor can also help you find new listings, as soon as they become available.

Check out the lease listing at 2501 Glen Springs Way. It is off of Oltorf and I-35. About 7 minutes from downtown. It has just been renovated and is all brand new inside. 3/2/1 with just under 1100 sq ft.

Give one of these folks a direct call or email. There is no way they can help you "get into a lease" without direct contact. The one point no one has yet pointed out is that their service is free to you. The owners will pay your realtor a fee. You get professional service for free, pretty good price I'd say.

Being a medical worker, my first question is - what shift do you work? My husband works nights at CPL, which allows us to live further out in Lakeway, with a 30-minute commute. I did a quick search or two and there are definitely places you can lease for $1300. I found a condo downtown by UT and houses a little further out. My search included bike paths and a playground for your daughter.
