There are at least 23 homes in Austin MLS right now that meet your basic requirements. Most are WAY under $1,300. Of course none will be around UT, Hyde Park, Tarry town, the neighborhoods I think you prefer near Seton, and none will back up to the Town Lake Trail; but most are a reasonable commute. Ask your Realtor to show you these:
The farthest one from Seton (number 1 on the list) is near Sunset Valley hike and bike path, Central Market (occasional live music) and farmers' market. It's only $995. About half of these have been for lease less than two weeks, so it may be you aren't getting there quick enough. Nice houses rent quickly. Your Realtor can also help you find new listings, as soon as they become available.
