I would like a rent to own house in San Marcos, Ca. can anyone help??? I need a three bedroom home , at a low rent price, easy to afford.

You won't benefit from a rent to own or lease to own. You will pay higher rent and when the time comes for you to exercise your option to buy you will have paid high rent for 12 months and the purchase price for the home will be more then the value of the home. Its a scam.

Hello jimmyrevjim, why rent to own if you can buy to own. Rent to own properties usually want 10% down minimum plus another 3% additional fee and the rent goes up annually until you qualify to buy.

The rentals in San Marcos start from $1,060 for 1bd 1ba apartment and up. The purchase in San Marcos start from 229k for 3bd 2ba condo which is as low as $1,150 down payment with a minimum 580 fico score. The single family homes in San Marcos start from 427k for 3bd 2.5ba home.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

When looking for rentals, we have found that Craigslist is your best option. 85% to 95% of all rentals leased in San Diego County are found using Craigslist. It is used to advertise rentals by owners, property management companies and agents alike.

Start by putting your preferred zip code in the search box and then enter the rest of your requirements, including the check boxes for pets if needed. There is also a pull down menu for the type of property you are seeking (apartment, house, etc) Check often and call/e-mail right away as many rentals move quickly.

Beware of rental scam listings and ads that "look too good to be true”. Make sure you talk to the person managing the property and meet them to see it. Scams usually involve people asking for a deposit in order to seeing the property. The "owner" usually states they live out of state or out of the country. Other scams involve people stealing pictures from homes for sale and then posting it as a rental with a low rental rate.

From 1100 up to 1700 a month, I know that sounds low, but I am job hunting and trying to raise it to more.
