Hi Elaine,

If you are still looking for a ranch home with a small yard and close to GA 400,
I have one listed. Not sure of your price range, however with this $149,000 home
and 5% down = $7,450 you can have an estimated monthly payment of $931,
this includes mortgage insurance, HOA dues and tax and insurance escrows.
This is based on a 30 yr fixed loan with 4.125% interest rate. This payment is an estimate
and may vary. I am not a lender but do believe with our current market, if you have good credit
it could be cheaper to buy than to rent. Hope this helps you with your decision. If you would

Hi Elaine, good ranch homes in this market are hot sellers. Many sell within a few days - some within a few hours. I am currently working with a ranch buyer now and am very tuned in to the market.

My advice is to put yourself in a position to win so you don't lose out on the home you want. That means getting pre-approved for a mortgage (unless you're paying cash). This will allow you to shop & negotiate with confidence and be in a position where you can make the strongest possible offer. Done the right way, you could close in as little as 2 weeks.

Second, be prepared to see homes as soon as they hit the market. You may lose out waiting even a day. My clients know about new listings within 30 minutes of hitting the market.

Your agent not only needs to know the area, but they need to be super-responsive and know how to structure winning offers in today's market.

Sounds like you are ready for a move, Elaine. Have you talked to a Mortgage Lender as to an amount for which you could qualify if a purchase decision needs to be made?
