How do I have a realtor manage the rental of my house?

There is no law that says only Realtors can manage a rental property. Any homeowner can rent out and manage any of their own properties. Just make sure you are aware of all the tenant landlord laws so you don't get sued! Before you do it on your own ask yourself these questions:
1. Do I have access to credit reporting agencies who will do a full report on any prospective applicants who may want to rent my house? You want to make sure they have a history of making payments on time so they will with you as well.
2. Do I know the law in regards to the procedures to evict a tenant if necessary?
3. Have I done a market research to find out what would be a good price to rent? You don't want it to high so it doesn't rent out or too low where you are losing money?
4. Can I do repairs as needed? Most likely tenant calls with problems will be in the evenings and on weekends. Will you have the time and expertise to do them?
5 When a tenant moves out, do I have the time to do the clean-up as needed and know what my rights are as a landlord to keep funds from a security deposit?
Being a landlord is a business and that is why you need to know what you are doing. Or you need to hire a licensed property manager who knows how to handle each of these questions.

You make sure that he or she does property management. I believe some charge 10% of the rent to manage the property a month.

First, start by dealing with a realtor you can trust. They will go over everything you need to know and do all the marketing for the property to get you tenants for it. I will be less stress for you to hire a professional to do it so that you arent getting called at midnight about a water leak, or you want to leave on vacation then you have to have a standby person who can handle any issues your tenant may have. I strongly recommend hiring a professional for this as it can easily become a nightmare for someone not accustomed to renting.

Guardio, only some REALTORS® will actually manage a rental property for you. When calling a real estate firm, please ask if they have a property management division. If they do have one, this means that they should be able to effectively manage your property since they have staff assigned to do that task. Always price compare and ask for refereences. Good Luck!
