Any advice looking for a home for rent in San Jose, CA. Are there any companies that can pre-qualify you (OK-bad credit) to make it easier to find a home for rent? Thank you.

I would agree with the answer Terri said earlier. Also if you are meeting with a property manager, they should have keys in hand to the property. Don't give personal information or money to someone who says they will send you the keys by mail or courier. I had a personal experience renting a property where a scammer used my ad on Craigslist, but changed the phone number. A prospective renter alerted me to the scammers ad because he didn't know which ad was real. Obviously the scammer did not have keys to the property and could not show it.

There are also property owners who rent using Craigslist to advertise. They are legitimate owners managing their own properties. Again, they should have the keys in hand to show you the property.

It is a tough real estate market for both buyers and renters. I suggest you contact a property manager if you do not have a current print out of your credit report a property manager can get one for you. Or you can get a free one on line. Once you know this you will be able to communicate your credit to potential landlords.

Craigslist has the most rentals listed in one place. Keep in mind they also have scammers. So you will want to talk to a real person before giving any of your personal information.

Persistance will be needed.

You can print out your own credit report and bring it along with any explanations. Your best bet is going to be having some personal connection or reference that would dispose a landlord to look kindly upon you. You can also offer to provide a larger deposit and/or willingness to set up direct deposit.

Each homeowner uses their own judgement about the risk you present. There aren't any companies which can affect that. Your best bet would be to show why there was a problem but there would never be a problem for the homeowner.

If you don't need a lot of space, sharing a home might be a way to reduce the risk to the homeowner. Generally anyone signing the lease is obligated to pay all of the rent. The homeowner will see there are several sources which can pay the rent. The disadvantage besides sharing the house is that you would be at risk of your co-tennants not paying their share.

If you have poor or weak credit your best hope is to counter balance that by showing the potential landlord that you can reduce their risk in other ways. Some examples...

- Show you have deep reserves of liquid assets or cash, at least 3 to 4 months
- Provide 2 months security deposit
- Get written testimonials from your past landlords that say you paid for every month you rented
- Have another family member that has good credit apply and sign the lease, then have a contract with them to assure them they will be paid

Suggest you have all docs(pay cheque stub, credit report, preapplication form ready.
The rent site(s) checking out appro. going rent is: ZILPY.com. Finestexpert.com

There are lots of spammers and possibly people pretend they are property manager. They love to take your deposit and ran.

Ask them to show they are authorized or proof of they are property owners with ID.
