Executive suites or whole building ?

Asked by Investtucson, Tucson, AZ Wed Mar 27, 2013

I own a small office building, it contains seven good size offices, big conference room, reception area. Would it be better to rent the whole building ? or rent each office as an executive suite ?

Great question. I recommend calling Gary Best with Keller Williams 520-444-0799 as he is one of the best I know in commercial RE.

My first thought would be to rent the entire suite to ensure the whole office is fully leased and to minimize expenses as the landlord. It is a lot more risky to partion the building but could lead to greater returns and more risk.

I recommend rent each office as individual, and some expanding companies may rent more than one, although it may take more time than you wish to spend, but the returns are potentially greater.

If you have one Tenant, most likely your communications costs will be lower, than having several Tenants. Lots of unknowns in order to give you a more definitive answer.
