Can a 54 year old rent a home in an adult community?

Hi Judi,
At least one of the tennants will need to show proof of age for the landlord to get the C.of O. from the township. In the 08757 area , the only adult community currently allowing 49 year ols and up is River Point by Del Webb . Good luck to you in your search.

It is important to check with that community. Some don't allow anyone to rent their home. There are specific laws that govern each community.

No, you must be 55 or older. However, if you have another person who is living with you and is 55+ you can rent providing they are putting the lease under their name.

It all depends on the BiLaws of the community.
In these economic times, they may be making exceptions

All Adult communities in the Toms River/Berkeley area require residents to be 55+. The towns are very strict about this requirement.

Some adult communities restrict the residency to owner occupancy. If the community allows rentals, it may or may not allow age exceptions. Communities are required to maintain a minimum number of residents who meet the age criteria in order to keep their legally designated status. Each community then makes it's own rules for how they will maintain those numbers. A community will make it's first priority the accommodation of spouses/partners of those who do age qualify, or surviving spouses/partners. Some communities never make exceptions, others do - depending upon how close or far they are to their required numbers. You will need to check with the specific community or work with a REALTOR who can secure that information for you.
