I know any property is going to be tight AND more expensive in Denver...and downtown Denver, compared to Colorado Springs. I did find some properties that were b/w $800-1100/mo....some with my requirements met....a lot more that don't allow pets and/or only have laundry facilities.

The rental market is really tight in Denver as you probably know. Especially in the areas closest to Downtown. Not only hard to find but the prices are going up at a rapid pace. I agree with Ethan about considering a purchase rather than a rental (and about your photo). Some of the advantages are outlined in my recent post - http://j.mp/RWrZi3 .
