I am right there with you about values found online. Lets say there was a beautiful double wide on a one acre parcel and right next door a 2010 frame built home with pool. If the lots same in size and interior footage exact same, than the online probably are identical. So if you have a tract one home has all the upgrades and the other bought no upgrades the online pricing will be incorrect. The one who calculated the formulas did not consider the age of the home and quality. Its simply a mathematical equation, which is why lenders and realtors still need to be in person to give correct numbers. The AVM method (which lenders are now using includes more data) but here again if your subject is newly constructed or simply stated is just far better than its comps well that number will likely be low. Also consider if that local market is in flux, either moving up or down in a short period of time, online numbers will be incorrect.... more
It is very important to recognize these buyers and respond with low sales pressure. This is still someone who wants to buy a home. These buyers must be given information without sales pressure. ESPECIALLY if they are Generation Y. I have lived in Kavala Ranch for 5 yrs and I love it. It is growing with the new housing going up, but it is a very nice community. They are building a park area with tables, bbq's and walking trails. The only thing that I wish they would do is build a little shopping area so that we wouldn't have to go so far, but we have been told that the more people that move in the area the sooner they will develop a shopping area, (grocery store, etc). I am not sure but we only pay Mello Roos in our area and no HOA in Kavala Ranch. Hope you consider Kavala Ranch the houses are going up fast and they are all sold. New models are coming in.....happy hunting....... more
There are a few things that are different from El Dorado County vs Folsom. First, water is not metered yet in Folsom, but there have been discussions that this could change in the future. Currently Folsom is a flat rate for water and garbage. You pay about $93.00 per month currently. When in El Dorado County you pay seperate for metered water monthly on top of the garbage. Secondly in Folsom you have Smud and PGE for electric and gas. Everyones bill is going to be different depending on usage, and how many people in the house but on average for a 2000 sq ft house we pay in winter about 150 for smud and maybe 50 for pge. Now that spring is here, we average about 40-50 for smud and about 30-40 for pge. For the older homes I know it can get higher too. In some areas of El Dorado County you have PGE with Electric and Suburban Propane for gas. My bills in El Dorado County when I lived there were much higher and Suburban Propane can be very costly. Sounds like you might already live there and might know this? I hope this helps. Obviously as rates change all the time there are no guarantees but I was pleasantly suprised moving to Foslom from El Dorado County. Both are beautiful places to live and offer unique benefits. So you have to decide what is most important to you.
