who can i get a loan from that will let me use only $1,000?
All of the places that I have called want me to take out a big loan when I dont need to.

If you contact local lenders to where the home your are purchasing, ask them about USDA loans.... you can actually still finance modular and convential built homes with 0 down. There are some basic credit guidelines to follow that the loan officer can fill you in on.
