Scott, you have done well already to reach out to those professionals who work in the Franklin community and surrounding areas every day. We can begin to exchange properties today via e-mail (kpellatiro@realtracs.com) to learn what you have in mind / what is available to you, choose your lending options (monthly costs, down payment, etc), and then meet up to discuss how the whole process will run smoothly for you. And still receive your $8,000 tax credit.

Do you have some time in your schedule early this week?

Your first step is going to be a consultation with your REALTOR to discuss every aspect, which includes financing. At my counseling sessions, I sometimes bring in a lender in to get everything ready. There's a lot in the process, and the first-step, face-to-face session is imperative to get off on the right foot.

To find that right person for you, interview several agents. You'll want to work with an agent who understand where the under $100K stock is in Nashville is and understands your needs, wants and desires. Since the tax credit ends in two months, you will need to be under contract in the next 15 days...yes...seriously!

Good Morning Scott,

Your first step to home ownership is getting Pre-Qualified or Pre-Approved with a Lender of your choosing. Next will be to find a Realtor with knowledge of the area that your wanting to purchase in and will show you a list of available homes in your price range. On my web site is a First Time Home Buyers Guide that is packed with information about the home purchase process that you will need to know. Feel free to look it over and print it out. If you have any questions about the Franklin area, don't hesitate to ask. I live in Franklin as well.
