last place i tried was dhi mortgage they said yes then a month later i asked again and then they said nol)

Unfortunately, for those who just came into the country for education or work will have a hard time qualifying for a mortgage. A possiblity is actually talking to someone who will sell by owner and put down a huge down payment. I may take you up to 3 years before you qualify and have a U.S. credit history. Kelly

Compass Bank is the only lender I am aware of that will provide loans with TIN numbers.

I would not waste time with any other lender or process unless they could point me to past "TIN-only" transactions that they have handled.

The quick answer is YES. The best lender I have seen thus far in Texas is Kasey Hampton at DHI Mortgage.. Never seen anyone beat this girl... go here: http://www.DHIMortgage.com/Kasey-Hampton

Fannie Mae will allow a itin# if the borrower has a 2 year credit history. This can be developed with information on the US report, or even a foreign report.

From the HUD manual 4155.1 1.B.2.b
"All borrowers, including United States (U.S.) citizens, must have a valid
Social Security Number (SSN) and must provide evidence of that SSN to the
lender."
There might be lenders our there with itin# loans, but all borrowers on an FHA loan need a social security #.
