If your from the Toledo Area you may qualify for the Toledo Government Downpayment Assistance Program and The 8,000 Home Buyers Tax Credit is still open to qualifing buyers. Make sure you know that First Time Home Buyer has a meaning that you should read up on. There is a lot of information on the Link I'm sending you, be sure to check it all out. Only you know the details that will determine your qualifications to the many options available. Check the Finance Information page on Different Loan Options too.
There are lots of options out there right now. Your best bet is to contact a real estate agent and/or a lender to get down to the nitty gritty about what you need to accomplish. Time has almost run out for the homebuyer tax credit, unless they decide to extend it, so time really is of the essence regarding that option. There is at least one 100% financing option still available in Ohio, plus there are also grants, although harder to find right now. I do not know of any assistance available specifically because of your age, though. A lender will know for sure.
I have several extremely reputable lenders that I refer, if you so wish.
