Homebuyer, Home Buyer in Delaware County, PA

i need a mortgage. can someone tell me if i would qualify? both of us have score of 671. foreclosure 07/2007, bankruptcy in 2006.

bankruptcy lasted 3 months then discharged. have $90k to put as a down payment. only want to buy a home going for 200k.

The bankruptcy and foreclosure are far enough in the past that they would not directly prevent you from qualifying, we just need to run through the rest of the numbers to make sure everything is in order. Feel free to give me a ring on my cell 412 726 1654

Hello Homebuyer,

The credit score is good, and the foreclosure and Bancruptcy are far enough in the past that it does not preclude you from getting a mortgage. I need a minimum of 2 years from BK and 3 years from foreclosure before a lender will consider you for an FHA or FNMA loan. You will still need strong compensating factors ( like 45% down) so I say give me a call and lets see if I can get you pre-qualified or if there are other issues that prevent you from getting a mortgage.

For an accurate answer as it applies to your specific situation, consider visiting with any qualified loan officer(s), after reviewing your overall financials, a determination on qualification can be made, the type of loan, how much, how much down, etc.; if you don't yet qualify, he/she may offer great suggestions as to what needs to be done in order to qualify in the near future...
