had my home foreclosed on 6 months ago due to medical,could not work i am now on a fixed

guaranteed income would like to buy a home in paris ,tx around 40thousand if i put down about 20 is there a possibilty i can find some one to finance the rest or am i just wasting time??

Your situation would be less dire had you done a short sale instead of letting the property go to foreclosure. You might, as Naima suggested, look for owner financing, but you should be shopping around for a lender.

You might find something with seller financing. It doesn't hurt to search. There are about 20 on the market in that price range. You may even find something that is low enough where you you don't need financing, such as a foreclosure or fixer upper.

FIRST ANSWER

With a repossesion on record you'll need to rent for a few years. Sorry, but most lenders today cannot finance with recent activity like that.
