With the ever-growing popularity of Loan Modifications, everyone is looking to obtain one these days, and everyone and their brother now advertise that they can get you one. There are some great companies out there, but not everyone that offers Loan Modifications are the specialists they tout themselves to be. Most charge an up-front fee that is difficult if not impossible for struggling clients to come up with, not to mention there is no guarantee of a resolution. I strongly caution homeowners who are already in a dire situation to do their research before enlisting the help of one of these companies.

Loan modifications, while a great solution for some, are not always the best solution for everyone facing foreclosure. Some people simply don't qualify for a modification or their lender refuses to grant one. Other people may get the modification yet still not be able to afford their home under the new terms. Since loan mods have become the latest catch phrase, it leaves many people unaware that a modification is NOT the only available solution.

At Falcon Financial, we work closely with Nfinit Solutions, a subsidiary of Nehemiah Corp. We will review your individual case and help you choose the best course of action. Whether you need a Loan Modification, a repayment plan, a temporary suspension of payments due or help getting out of the home with the least possible damage to your credit, we're here to help. We will show you the multiple home retention and workout strategies available and help you and your lender reach a mutually acceptable solution. Best of all, there's no up-front fee! You don't pay until you sign your solution agreement. We don't feel our clients should have to pay until we can show them results, especially when they're already strained financially.

Hi Toshi. They do advertise their modification program a lot. There are other options as well. I have had excellent success using ww.acornhousing.org. They won't charge you because the government pays them and they have had some success in reducing client's principal. Not bad for a company that does this for FREE. You can go online to find an officer near you. I you need help, let me know.

ProCity is extremely aggressive with their loan modifications and they are one of the few companies in town the ACTUALLY have the DRE approval for their fees. I use them and one other company in Folsom. The owners and negotiators are go getters. Mind you though that loan modifications can be more of a headache than a short sale, you are trying to get a lender to change the terms of the loan without any motivation. Compare that to a short sale where the lender is motivated because they can either sell the home or own it.
