only your credit worthiness and ability to repay

age should have nothing to do with qualifying for a loan.

as long as you qualify, you can get a mortgage regardless of age. There are laws that protect you from discimination based on age. Addionalyy, if you have difficulty qualifying, yet will be putting a significant amount down, you may be able to purchase your home with a revese mortgage, have no payment, and actually recieve money every month from the lender.

If you qualify you should be able to get a mortgage. Check with a mortgage broker and ask about an FHA loan as those are only 3.5% down in 2009. It is unlawful to discriminate against age.
