Aren't "1 year tax returns" and "1 year deposits for self employed" some forms of income verification?

Ok - I re-read your question. It depends on your borrower. Many self - employed people have income that does not qualify due to deductions - if KLC Design in Fullerton owns his own business but is being declined due to income - it may be an issue of net income that is causing the declines.

No they are different programs. 1 year tax returns are net income for the self employed. 1 year deposits are gross receipts for same - no deductions for expenses.

Not us, even on our private money lending programs (hard Money) we still need to verify SOME income. We are very generous with our debt-to-income ratio requirements but we still need to see income.

There are lenders out there, like myself, that can do alternative document loans. In this case, lenders like myself would not ask for tax returns, but instead a CPA letter. FHA Streamline doesn't require income or credit verification.. If it;s not an FHA loan if the refi will save you at least 15% per month then certain lenders can work with you. I'd love to refer you to one of my mortgage contacts.

There are some sources for this but they have mostly been phased out.
