Would i qualify for a mortgage with 50% down, credit score in the 800, but with a new job of 1 month and out of work for the last 8 months?

Maybe. Is the income you're earning now a guaranteed wage? Have you been in this line if work for a long time?

Fannie Mae does not say the underwriter cannot use your income if your gap in work history is big. Its the underwriter's discretion. With your credit and down payment, you have a very good chance. You will absolutely need a letter of explanation as to why you were out of work for so long and why you're new job is secure.

Worse case, FHA is more lenient with these types of scenarios. If the underwriter can qualify you on your two year average including the unemployment, your probably golden. Debt ratio is the only other thing we need to check.
