Ted,
There is nothing lucky about obtaining a 203k loan. You must have the right lender, contractor and real estate agent in place. Unlike traditional FHA financing there is a lot of work to be done after the loan closes. If you work with an inexperienced loan officer who relies on luck, you will regret it at the end.
If you need information regarding the 203k program please send me an email and I will reply with some general information.

203 K programs can be great if you know how to correctly structure it going in. I closed 3 last week, each one had different circumstances, and different scenarios. Call me and I will walk you through the process. George Sanders, Vitek mortgage Group
I just closed one last month....a 203K streamlined loan.
Wells Fargo claims they're the only ones that are offering it right now. Not sure if that's true or not, but it was on a Fannie Mae property. I couldn't get the homepath renovation loan to work for these clients and resorted to the FHA version.
If you want to know more just contact me. I'm glad I still had a home inspection done despite the renovation efforts planned...
I've had some success with these. I don't know what it is, but as far as the loans go, I've been pretty lucky.
I am a Loan Officer. If I can be of assistance, please let me know.
