I have read that if you buy a home for the first time in franklin conuty you can get downpayment assistance. What are the requirements? and is there any assitance outside of franklin? we were looking for good school districts on the east or north east side of Columbus, rather than choosing countys or cities, so we are a little flexible on the location. I have heard that there is a limit on the liquid assets you can have to qualify, 3000 max?
It depends on the program in many instances city will have restrictions where you can't sale your home during a given time period if you did all money must be paid back to city at closing.
Have your agent investigate all with you, including mortgage broker.

Yes, the 1% down is a good option. I just wanted to add that HUD homes are offering downpayments as low as $100, you can ask them to pay up to the 3% in closing costs, and also a $2500 credit that can be used for repairs or missing items such as appliances. HUD homes are in almost every location(even Pickerington in fairfield county) and there are some in move in condition or just needing paint/carpet. HUD homes are homes that have been foreclosed upon that previously used FHA financing. There are other programs out there that do help with downpayment assistance and I would recommend talking to a lender that will help you with the income limits ect. Superme if you are a first time home buyer in Ohio there is a program that will let purchase a home with 1% down. You will be able to take a bridge loan on your 8000.00 tax credit. Ther are income limits and purchase price limits and you must be able to qualify for a FHA loan through a state approved leder to take advantage of this program.
