ALWAYS use a local broker or lender. You can always use a local bank, but the bank's lending box is getting smaller and smaller. My suggestion: find a local mortgage broker. Good mortgage brokers can provide more financing options and normally offer you lower rates.

You can do this two ways:
- Ask a local realtor for a mortgage broker referral or
- Use the website below. The website is to the National Association of Mortgage Brokers, search for a nationally certified mortgage professional - CMC or CRMS designation.

Yours is a good question, and here's why. It is important to use a local lender in Santa Barbara because it is a unique market, and only local lenders have appraisers who will properly appraise your prospective home so you will be able to get your loan.

I think there are several good lenders in the Santa Barbara area. There are a lot of professionals here in our little community and I also think with all the issues with lending of late, there will be that extra level of service etc.

The best thing to do would simply be to call or email me directly and then I can give you a few names, their reputations etc.
