If you still out there looking for mortgage, take a look at TD bank north. Google TD bank mortgage. I believe you can get 5.625 for 0 point with at least 20% down on 30 yrs fixed. It's better than combo.

I usually recommend to my customers that they deal with a bank rather than a mortgage broker.
I have always found Wells Fargo to be a reliable source for mortgage money for my customers.

The best blended rate I can offer on a combo would be at a max 70% CLTV, which would require 30% down.

1st Mortgage $417,000 5.25% 30-year fixed
2nd Mtg HELOC $493,000 @ Prime + 1.5% (4.75% Interest Only)

Payment on this would be $4,254.15/month

However, if you want a higher loan to value, I could do 20% down and a loan amount of $1,040,000
However, your rate would be 5.75% with 1 point (no points on the first option) and a monthly payment of $6,069.16.
