When is it better to shop around rather than stick with your bank?

I highly recommend shopping local "Direct Lenders" companies who are local but their business focus is on home loans. A bank does many things and its focus can be split, so I'd recommend shopping, but shopping local direct lenders.

Imagine you are introducing your 'big bank' to your mother.
"I'd like you to meet Wells Fargo. He's been oftten accused but never convicted of many crimes against home owners and borrowers. I sure those are all just bad rumors circulated by people who don't like him."

Or you can can find a local lender who has a history of investing in the community through small business and home loans.

"I'd like you to meet 'Sun Rise" (fictious). He's been responsible for providing the home loan for Bob's pool and room additon and getting Paula's third grade teacher a home mortgage."
AND...
"Sun Rise is not reliant on penalties. fees and kickbacks from merchants for their economic survival."

If one's conscience can be distrubed, they should know the proper path to take.
Of course, everyone knows, if you looking to buy a home the local credit union is 'hands down' the very best option.

Best of success to you,

It is always a good idea to shop around. If you don't look you may never find out what you are missing. I have had many deals that it was much better to go with a mortgage professional than their personal bank.
