What index is the 30 year fixed mortgage based on?

The rates are based on the 10 YR Treasury and the Mortgage Bonds. Also at what rate Banks are willing to lend. The rates fluctuate every day. So be certain to compare interest rates from lenders on the same day. I would be happy to help with your purchase or refinance. Joanna Weiss 773-327-3580.

Trulia, as you know, there are few blanket answers possible in real estate.

For this question, it depends on which bank you're using. It could be the US 10 year Treasury note or LIBOR or EURIBOR.
