Hello again Devin,
The best starting point for your research is http://www.calhfa.ca.gov. My advice would be start your homework at that site then find a knowledgable agent to help get you qualified.
You will find that calhfa programs can be combined with 95% of the many Down Payment Assistant programs available to you.

FIRST ANSWER

Nehemiah Downpayment assistance program will allow up to 6% credits from seller to buyer. If you are an FHA buyer, this will cover for 3% for the downpayment required for FHA and the other 3% will applied towards your closing cost. The seller will have to agree to give you this much credit but is alwas degotiable in your purchase offer. This program is available in most areas as long as your lender allowes it.
