What does "Special Warrenty Deed" have to do with REFINANCE?

A husband and wife gets divorce. Divorce degrees states six months later wife is to refiance house with solely her name. She has not done so almost a year later. Now is insisting husband sign a "Special Warranty Deed". Whats the REAL deal? Does warranty have anything to do with the refinance? She also included photos of damages to the property that husband is not occupying.

Thank you Bruce...........Thus husband is no longer financially responsible? How does it JUST get into the wifes name soley?
