We are current on mortgage. selling home credit score is less than 600 We will put down 30-50% on new home at 100k. Can we get a mortgage?

Possibly. Some lenders can offer a mortgage on a middle score as low as 580. Your score may not be accurate either. It may make sense to use some of your down payment to address the credit issues and improve your scores. Your chances of approval will go up and the rate will probably go down.
Meet with a great local lender and discuss both options, obtaining a loan now and working on your credit and buying a little later. Let us know what you decide to do and how it goes.

Lenders are typically looking for your scores to be 600 or above. It would be best if you talked with a local lender.
