The buyer signals they are serious about buying. How can you even begin shopping for a home if you don't know what you can borrow? It's not just a matter of time management for the Realtor. If the buyer doesn't have a letter that states they have spoken to a lender that should be the first thing on the buyer's agenda. It's a time saver. Buying is a process of narrowing down what price range the buyer should be looking at. It is a simple chore.

Consumers should regularly obtain a copy of their own credit report - just in case they need to see if they need to correct errors. 60 Minutes did a segment on the errors in the reports.

A pre-approval validates a buyer's financial means.

Why go home shopping if you can't get a loan?

It's an essential first step to any responsible purchase. In addition, in some areas, including my own, pre-approval letters must be submitted along with offers. No seller or listing agent will look at an offer without a corresponding loan approval.

Also, Maricela, you don't want your client(s) falling in love with a home that's out of their price range. Once you know what they quaify for, then you'll be able to show them only homes they can realisically purchase.
