That's hard to say because technically with fha you don't need a credit score.

Hi,

For an FHA loan (which along with VA is the most forgiving with credit scores) it gets more difficult under 580. It can possibily be done

Sue - what the previous poster says is true - it's all individual. But, to give you a little more "meat" to the answer.... FHA, VA and govt loans are more forgiving... even still, you're best bet is to have at least a 620. For conventional loans, you generally need at least 650, and they really want to see above 700. At the same time, I've seen people with 800 credit scores have trouble because of other variables - like too many investment properties. So, now that I've given you some guidelines, the first answer was still the most accurate... talk to a trusted lender. Also, mortgage companies score differently than others... and a good loan originator can tell you where you need to focus your efforts to get the greatest, quickest improvements to your credit scores.

It can all vary it depends on your debit ratio, years of employment, if you own other real estate properties. Speak with a mortgage broker have all your financial records in order they will request those documents.

620 considering you have a down payment....hard to say b/c there are so many programs out there- the best advice is to talk w/ a local mortgage company-there are so many ways to repair your credit as well-takes some time to repair...but theres no time like the right time -asap!
