My husband changed jobs in Feb 2009 and worked 8 months for a small carpentry buisness that paid him with cash. In Sep, he lost his job because his boss wrote several hot checks and was put in jail. My husband quickly secured another carpentry job so he has never been without work this entire year. However, with both jobs, he has been paid entirely in cash. He has no pay stubs or documentation of any kind. We assume we won't be recieving a 1099 from the first boss since he's in jail but plan to recieve one from his current job. We're trying desperately to buy a HUD owned home with an FHA loan. My husband brings home $1950 a month and I bring home $1437 a month. I have full documentation and proof of income but he has nothing except bank records showing our weekly cash deposits from his job. He has a W-2 and a 1099 from last year but it is from an entirely different job. Is there anything we do to qualify for a loan?
John and Carl are both correct. My only suggestion would be the possiblity of another family member helping you qualify as a "non-occupying co-borrower" This acts somewhat like a co-signer on a car loan, the person would help you qualify based not only on your debt, income, and credit, but also their income, debt, and credit situation. A qualified mortgage professional could explain more if you have another family member willing to help with proof of income documentation. Best of luck!
Since he has been paid entirely in cash this year, you have a problem. I'll assume there has been no withholding for taxes or social security which technically classifies your husband as self employed. Being self-employed, FHA guidelines would call for a two year history of self employment as proven by his tax returns. Without a two year self-employment history, you won't be able to secure an FHA home loan. My only suggestion would be for him to find employment with w-2 type wages. FHA is very strict on their documentation guidelines.
Cash income can not be used to qualify for an FHA loan. You husband will need to be employed at a firm that produces pay stubs and W2's/1099's in order for the income to be counted. In the last week most lender will no longer accept a hand written pay stub.
