Recommendation of lenders in Austin will work with good credit scores /late pay mortgage past year.

We are in market to buy, good credit scores but due to job loss last 18 months and difficult situation we were late on mortagage, last one 8 months ago. Home sold and we are closing in another state on home. In rental and have to move by 6/30/09. Countrywide would not work with us in late 2007/early 2008. Would like FHA, reviewed their verbage "past credit history" and looks like we would qualify but very subjective. One lender told us we had to have 2 years current on mortgage, other said manual underwrite would be 50/50 but had to find home and go through approval process. National and local news talks about second chances and such but we have not found that to be true. We have survived and cleaned up debt and credit--just need a mortgae champion! FHA website touts bad credit, forclosures no problem, but it is. Please help. Thanks. Signed, "Help"!

If you have good reserves now(got caught up) and can prove that the late pay was an anomaly.... FHA is possible.
However... You would really have to have some good compensating factors to overcome the late pay on mortgage.
Longshot, but a lender who really(I mean REALLY) knows FHA loans might be able to get it thru.... Depending on the circumstances.

Bottom line: It can be done... But these deals usually don't work out because the entire deal is too flimsy.
