Greetings Boulder Real Estate Pro's, I love this website. I am not a Real Estate agent. I am an out of state investor that bought a condo in Boulder on a whim off of Craigslist a few years ago. I realize the question I am going to ask maybe anti-Real Estate agent or not appropriate for Boulder, but let me assure it is not intended to offend or display my ignorance of the market. I have too many rentals and I need to sell one or two. The unit is worth more then I paid but the margin (but not by much) thus the margin for error is even slimmer. Im trying to get out with what I put in.
I am not in a state of pending foreclosure, just trying to lighten financial load and time spent managing rentals.
Does an owner carry work in Boulder?

Not sure how I stumbled upon this, but I am not a realtor but a single father of two looking for an an owner carry. Gainfully employed and very responsible but recently divorced and she got the goldmine! I'm not going to lie to you - I don't have alot of money right now but I am probably the most reliable and trustworthy person that you will meet. Having said that, I know that if somebody said that to me, I would run away but I would appreciate it if you could contact me if you are still interested in carrying this.

Owner carry is desirable only if you want the interest income or if the buyer could not otherwise qualify. There are a lot of buyerss who do not wualify right now, so offering to carry all or part of the financing could open up otherwise unavailable market segments.
The most important thing right now is to clearly identify your goals and accurately evaluate your property, based on comps, rental history, etc. You also need to assess your tolerance for risk and set parameters for the owner carry - so you can be the one to propose the terms & requirements, rather than the buyer, Patrick Clowes J.D. http://www.BoulderRealtyBrokers.com

Owner carry is likely more of an attractive option than it has been for a long while. Especially since financing is more difficult for buyers to acquire. I would caution you though to be careful with your requirements in qualifying a buyer, to make sure it doesn't end up being a negative experience. I work with, what I consider to be a mortgage expert on my finance team whom I could put you in touch with if you are interested. He could provide you with guidelines to ensure a positive outcome if you decide "owner carry" is how you want to proceed.
Owner Carry will work in Boulder or any City. There are buyer's that want a home and may not qualify for Financing.
I think you'd find a lot of interest in an owner carry, and could do it for sale by owner if you put the effort into marketing it. Otherwise, you might be interested in an entry-only listing to save some fees.
I don't see any reason why this would not work, I am actually in a similar situation with houses I own in Chicago (I guess its better than having your money in the stock market). You may be able to do this without a Realtor although it would be a lot of work. People in Boulder seem to be more open to owner financing and FSBO properties.
Search owner financing in Boulder craigslist there are a lot of hits, not sure if they sell though.
