Non traditional lenders for 40K loan?

I want to purchase a home in Denver's Lincoln Park at the price of 77900. I have 35k for a downpayment and need to secure financing for the rest. My credit is between 500-620. I was in a preforclosure situation in Feb but paid of the entire mortgage in April. Can I find a lender for the 40k remaining?

Hi Craig, I recommend you use a hard money lender to purchase the property. Then spend some time improving your credit scores and refinance or get a home equity loan. Please call me with any questions or if you need a referral. Good luck!

Bluebird Mortgage is you are doing a fix and flip and not if you are going to occupy the property.

You might also check with some local Portfolio Lenders such as Compass Bank that have different criterias for lending than the big banks. Congratulations on paying off your previous morthgage and getting back on track Good success in moving forward.

You can probably find a private lender to do the deal. I've worked with a company that has many private lenders and he may be able to help you out. I was even one of his private lenders for a while.
