Need a lender can definitely do a 100k-110k FHA Loan that is lenient in the "two-years same field requirement
I’m seeking a San Diego lender on a FHA loan of 100k-110k that will (and has approved) be lenient on the two consecutive years in the same field requirement. I’ve been employed in the same field (and same job) for 11 months. I took a 6 month break in my current field to pursue a better job position that I had held from April 2004-July 2008. In the past 2 years I’ve only took about 1 month off when I moved to California from another state. I currently have a preapproval with a cosigner, but the rate is ridiculously high and the conditions make my total housing costs impossible to afford. I really need a mortgage professional/lender that has a direct connection with the underwriter that would do the loan. My mid FICO is 751. I have verifiable income with most recent paystub reflecting 33k annually (actually will make 40k). I have ample down payment and about 7 months reserves after down payment.

I am not sure if there are any lenient lenders out there right now with FHA. They all have the same guidelines. However, call David Wright at Prospect Mortgage (Prospect is the entity that purchased INDYMAC Bank). They are direct lenders and located here in San Diego. David's number is 858 349 7468.
