My husbands credit score is good, but mine in not so good. We are looking into VA loans, would my credit

Hi Laura!

As a loan officer there are several things we would do first.

1. See exactly how low your credit score is and advise how to increase your score to use in the future if desired. Minimum required score is 620 with no Judgements or Liens open.
2. Gather income, credit and debt information from your husband to see what he would qualify to buy on his own and if it was acceptable, simply structure it to add you to the Deed and not the mortgage.

After reviewing your preliminary information, we'd give you our best advice and allow you to decide what you'd like to do next. At least you've taken the first step by asking questions!

This is a great time to consider buying a home! Houses are on "sale", rates are reasonably low, the tax credit for 1st time buyer's, and using VA you're permitted to ask the seller to pay ALL THE CLOSING COSTS!

Your selected loan officer should be able to guide you on this issue. If your income is not needed for qualification purposes, the loan can be in one name but the property can be in two names. You have to execute an additional piece of paper at settlement to add your name to the title.

I would suggest trying to qualify two ways: 1 way just with your husband, and jointly. Once a loan officer has all of the facts, he/she can tell you the best course of action.

Laura, I answered your other question as well.
The question to you would be, is your income necessary to buy the home you would want?
If your husband applies alone, then no, your credit would not effect the loan chances.

Your score doesn't matter if your husband applies for the loan himself. You may have your name put on the home, just not the loan. It's very common to do this. If you would like assistance with this let me know, I would be pleased to help you.

FIRST ANSWER

Contact a home loan officer and ask for a pre-approval. Lay out all the facts for them. They'll counsel you as to how to get the best possible loan.
