trying to rebuild our credit. Is it possible for us to obtain a home loan even with low credit scores and no big down payment. We have rented for 19 years and have never been evicted, we pay on time. When the irs was taking all of our money, we defaulted on some credit cards but are paying those back now and we keep all over bills current. Irs has been taken care of for two to 3 years now. Is there anywhere we could obtain a
home loan. Thank You for any advice. my credit scores
run, 582,622& 647. His run
544, 597 & no credit score from trans union . So you see we are in the low and no credit catagory. We did obtain a high interest car loan to help build our credit.

Hi Shawn,

You are very close to being able to obtain an FHA loan! The credit score requirements are less strict than conventional financing and FHA only requires a 3-1/2% down payment. I agree with Jimmy Williams that you should contact a mortgage broker for assistance. A good one will be able to educate you about available loan programs. If you don't have the 3-1/2% down payment, there are down payment assistance programs that can help such as SHIP and USDA's Rural Housing program (restrictions apply to both programs).

I also will recommend contacting a mortgage broker, the couple I use help work future clients through the process of rebuilding, their main focus is to help you buy a home using them as you mortgage broker unlike these companies that charge you money for performance.
