The minimum score most lenders are requiring today is between 640-660. With us its 640. MSDHA, and FHA, (HUD driven programs) as a rule, are not score driven. However, FHA only insures loans. They don't service them. That said, these programs are further subject to whatever guidelines lenders---that actually fund and services the loans---require as well. My advice to you is to speak to a reputable lender with in-house credit repair to rehabilitate your score if/as needed. We provide such services at Shore and I have extensive years of experience in this regard. And there is no fee. I hope this helps.

There are several programs out there which you may qualify for . MSHDA (Michigan State Housing Development Authority) just launched a new program that (theoretically) isn't based on credit score. You definitely should speak with a REPUTABLE lender. Consider one of my rules of thumb: those lenders that don't do a lot of radio advertising don't need to because they have repeat customers and referrals. There's a reason a lender has to do a lot of advertising in today's market when the lending business is going whole hog. FIRST ANSWER

I would recommend going to a reputable lender and ask them what you can do to clean up your credit as a first step. I would be very leery about ads that claim "no credit, bad credit". You know that old saying that says "if its sounds too good to be true..."
