My husband & I are trying 2 get financing from US Bank, but they said they wouldn't b able 2 finance because

the mobile home is 30 yrs old. The land is almost 1/4 acre. It is a private sale between family members for 135k. How do I go about getting financing in the area? Also home insurance? Our credit is perfect

If the Mobile was built - before June 1976 - the financing will be almost nonexistent. If it is built after that - I would suggest you call John Laird from Sterling Mortgage. Knows Manufacturing Financing like the back of his hand. If anyone can help you - John Laird can. Or, he would know the best direction to go. His phone no is -(602) 230-9882. If it is built before June 1976 your financing will be alittle trickier. However, it can be done, and it is done ALL THE TIME - depending on your downpayment, if it's a primary residence, and your Credit Score. There are several places to check with for a mortgage. As the others have said if it is older than 1976 it is more difficult but not impossible. You can also check with Desert Heritage Mortgage, Susan Cossey 623-537-1473. Make sure that before you get involved with a bank that they are financially sound. In this mortgage climate you don't want to be days away from closing only to have your bank close it's doors. Desert Heritage is very sound and there are many others still doing well. Just be sure and do your homework.

I think it's to old. Most don't like to finance anything older than 1976.

Even mobile home lenders won't consider the ancient mobile home to be of much value. The value is in the land.

The exception to that might be if the moblle was converted to real property at some point in its past. That would have involved placing it on permanent foundation. If it was not done in the past, it is too late to do it now; that trailer is just too danged old!

Mayer, just down the road. Financing is available. It will just cost a bit more. First thing I would do is contact Tri-City Mortgage 928-775-9555. If they can’t do it American General Finance can. Here is there information for Prescott Valley - (928) 759-0627 http://loansfast.com. Try other solutions such as family/owner carry. American General will finance older manufactured homes but it will cost quite a bit more. You may give Realtor a call to help with the transaction. Even (especially) family sales can get messy. Also before you get started you might want to call an appraiser to make sure you are even close to value on the home. Most will give you are range based on address, age of home and acreage.

What if you try to finance the land only and leave the mobile home out of it? The land is real property, the mobile home is not.

Is it a 1976 or 1977? If it is a 1977, you can generally finance it all day long, especially with good credit. Financing does exist, but it is difficult to find.
These companies, in Arizona have always been able to assist with older mobiles.

I know of several others that are good places to check... but the names escape me at the moment. I have several companies in my rolodex at my office. Send an email and I'll be happy to provide you with additional names and numbers. You may only be able to get 65-75 percent of the purchase price loaned and have to make up the difference with cash or a seller carry back, but the money is out there if you look in the right places.....

It will be hard getting a loan on a 30yr old mobile home. You can get a loan on the property.

You would need to contact a mobile home loan broker as they specialize in mobile home loans. If the property is over 30 years old it will be difficult to finance so you may need to look into alternate financing.
