Not necessarily. Some people want to live in a residential area only. It really depends on many factors. You should get a Market Analysis from a Realtor.

Your home value does not necessarily increase due to the light industrial zoning. In fact, it may be worth less. If the zoning precludes the ability to re-build if more than 50% damaged, a buyer may not be able to finance it if used as a residence. If that is the case, there is less demand for it as a house.
If there is significant demand for industrial property, maybe the property is worth more. Talk to a local broker that is familiar with industrial demand to get your answer.
